| Q: | What things are different from regular apartment agencies in Shanghai ? |
| A: | Usually, in regular apartment agencies, at first, you need to sign a lease agreement for a period of 6 months at least, then you should pay a large deposit that is equivalent to 1 month's rent, 3 months' rent to the owner of the apartment and an agent fee that is equivalent to 35% of one month's rent (not refundable of course) to rent an apartment in China. When the rent is due, you have to pay 3 months' rent every 3 months. And these kinds of apartments maybe not furnished or furnished simply,and you will have to pay for utilities on your own. But with SSA, you only have to prepare ￥500 deposit ( refundable ) and the rent calculated by the days or the first month's rent. All of the apartments are furnished, and utilities are included in the rent ( most of our apartments ), so you don't have to experience the hassles of doing the paper works in Shanghai. |
| Q: | Are apartments furnished ? |
| A: | Yes, they are. There's a bed at least with clean linens, and furnitures (ex. wardrobe, sofa, tea table, chair, trash can,television cabinet ...details differ from room to room) , plain, utilitarian kitchenware and even dishes. You can pop in with a suitcase and start your Shanghai life. |
| Q: | What is included in the rent ? |
| A: | In most of our apartments, utility expenses like electricity, water & gas supply,internet access, are included. You don't have to go through troublesome procedures to get these services. And in the remainder, you should pay the utility according to the meters. |
| Q: | How about telephone? |
| A: | Sorry, phone line expense is not included. |
| Q: | What else do I have to pay? |
| A: | We only require deposit of $70-$150 for each apartment, and it is refundable . There is no need for you to pay YaJin (large deposit, usually equivalent to 1 month's rent, refundable), or agent fee (usually equivalent to 35% of a month's rent (not refundable)). |
| Q: | What kind of document do I need to rent a room? |
| A: | We need your passport (allow us to record the passport number ), along with the deposit of $70-$150, and the rent calculated by the days or the first month's rent. |
| Q: | Is it possible to reserve a room? how about from abroad ? |
| A: | You can check the availability of a room by this web site or simply by asking us by phone,email or online, and reserve a room by paying a deposit. You don't have to pay the rent at this moment. You can do this also from abroad , with a credit card or by bank transfer. Please contact us for further payment information. (Rooms cannot be reserved without a deposit) |
| Q: | What if I cancel my reservation ? |
| A: | We are sorry to say, but your deposit will not be refunded in that case. Please understand, after you make your reservation, we have to say "no" to other people that are interested in this apartment. |
| Q: | I would like to take a look at the room. Can I arrange that ? |
| A: | Of course, we would like you to take a look, as long as it is vacant. Please contact us to make an arrangement. If it is not vacant, you only can check the photographs of the apartments by this website. We are ready to vouch for the truth of the photographs. |
| Q: | I am going to vacate the room in the middle of a week, but do I still have to pay for the whole week ? |
| A: | No.We calculate your daily rent and multiple the days you will be staying for the last week. Please give us the exact date of moving out three days in advance to calculate your final rent. (Except for tenants who would stay for less than a week. Our minimum rental term is one week, so if you vacate the room in the middle of the first week, we have to ask you for the whole week). |
| Q: | Where should I go to pick up the key on the day to move-in ? |
| A: | On your move-in date, go to the apartment directly to pick up the key or IC card. Please bring your original passport. |
| Q: | Is there a set check-in and check-out time? |
| A: | Yes. You can move in 1:00 pm and thereafter, and you are required to move-out by 12:00 am. Please contact us in advance if you have a difficulty meeting these times, and you are required to pay for the extra time. |
| Q: | How can I get a deposit back? |
| A: | Your deposit will be refunded to your paypal account or by cash at your option. |
| Q: | Can I extend the lease term? |
| A: | You cannot extend a lease term but it is possible to sign a new lease contract for the current room you are staying if not already reserved or a similar apartment. |
| Q: | How often do your staff come to clean my apartment ? |
| A: | Every week, professional staff will clean the unit , change and replace towels and make up the bed for you. |
